12: PROBLEMS WITH FIXTURES AND FITTINGS.

12:1: Kitchen units have ill fitting doors and drawers that jam or don't close properly. See appendix 18:8:B.

12:2: Water from the bath can be splashed to run down on to the ceiling of the room below.

12:3: It is generally felt that the fixtures and fittings are very basic.

12:4: A good deal of time is spent in the kitchen home cooking to save money.

12:5:1: Some hot water header tanks use cement/asbestos in their construction.

12:5:2: These are safe if not disturbed by tenants.

12:6:1: The number of electrical power points is inadequate for the number of modern electrical appliances that most householders require.

12:6:2: A typical property will only have one double and two single power points in the main room.

12:6:3: The positioning of the power points is generally unsuitable for most users.

12:6:4: This can lead to dangerous overloading of wall sockets by the use of multi-socket extensions and socket duplicators i.e. 1 to 2 or 1 to 3 plug/sockets.

12:6:5: Condensation aggravates this dangerous situation.

12:7: The only way to ventilate the toilet room is to open a window.
