21:1: The tenants are concerned about their estate and their community.
21:2: They want the funding so that there is no decline of the estate or community.
21:3: They have the ability to decide intelligently on important issues that effect the welfare of the estate.
21:4: Both positive and negative aspects are judged.
21:5: They are able to use the expertise of outside bodies when necessary.
21:6: They have the ability to learn from any mistakes.
21:7: They are able to use the limited resources at their disposal efficiently, wisely and with compassion.
21:8:1: They use these skills in their daily lives e.g. bringing up children using a low income covers most of these skills.
21:8:2: They have the skill needed to do all these tasks and seek further training to improve upon their skills.
21:9: Generally tenants want to be involved and to take part in the future of their estate.
21:10: They want to improve the living conditions for all the residents.
21:11:1: Tenant are able to use their part of the minor works budget via the Forum meetings, approximately £4000.00 at the time of writing, to purchase items that will be used to improve the quality of life for the tenants on the estate.
21:11:2: Typical things purchased and carried out with the minor works budget include:-
21:11:3: Skip drives to allow tenants the ability to dispose of rubbish.
21:11:4: Litter picks, involving the children, to reduce litter and make people more aware about this concern.
21:11:5: Tool libraries, tools purchased for tenants to use so they can improve their properties and gardens.
21:11:6:1: Anti-traffic bollards. To reduce the number of vehicles driving on the footpaths.
21:11:6:2: Car owners do this so they can park their vehicles close to their properties.
21:11:6:3: The emergency services where consulted about the positioning of the bollards.
21:11:7: Smoke alarms for pensioners. It was felt that they should be safeguarded against fire risks as much as possible.
21:12: The fact that this report has been compiled by a tenant, with the help of other tenants, demonstrates some of the skills, dedication and concerns of the tenants on the Fordyce Estate.
21:13: Section 16 funding is being sort at the time of writing to help the tenants transfer the everyday skills they have to those that will be required in the future management of the estate.
21:14: Banks of the Wear Community Housing Association have been selected by the tenants, with the help of the Council, to help look at the options for any future tenant management of the estate.
